Buy report credits

Each credit covers one full inspection report. Credits never expire and can be used across any property.

Download the app and sign in

Download Amavera on iPhone or Android and sign in with the same email you used on the portal. Your credits carry over automatically.

Walk through the unit

Start a new inspection, enter the property address, and follow the AI-guided walkthrough room by room. Take photos as prompted.

California landlords: Under AB 2801, the landlord is required to take the move-in and move-out photos — not the tenant. Doing the inspection yourself with Amavera ensures you meet this obligation directly.

Unlock and download your report

Once the inspection is complete, use a credit to unlock your full report. Download the PDF, share it with your tenant, or print it for your records.

Enter your tenant's email, the property address, and whether it's a move-in or move-out. A credit is reserved and a download link is sent to your tenant automatically.

Tenant completes the inspection

Your tenant downloads the app, signs in, and walks through the unit room by room. The credit is applied automatically — no payment required from your tenant.

You receive the report automatically

Once complete, the full report is shared to your portal. Download, share, or print it at any time.

Walk through the unit

Start a new inspection at your property address. The app guides you room by room — just follow along and take photos when prompted.

No payment required. Your landlord has already covered the cost.

Get your report

Once complete, unlock your full inspection report. Download it, save it, and share it. Your landlord receives a copy automatically.

California Landlords — AB 2801

The law requires landlords to take the photos themselves.

California AB 2801 (effective July 1, 2025) requires landlords — not tenants — to photograph unit condition at move-in and move-out. The obligation rests with the landlord. Delegating to a tenant may not satisfy the legal requirement.

For full compliance, California landlords should do the inspection themselves using the Amavera app. Each photo is timestamped and AI-verified. The final report is cryptographically sealed. If a deposit dispute ever goes to court, you'll have documentation that meets and exceeds the AB 2801 standard.

Landlords who cannot produce photographic documentation may forfeit their right to make security deposit deductions — even when damage is present.
